Columbia was built as a planned community, and it still shows in how the villages are laid out around Lake Kittamaqundi and Wilde Lake. A lot of the housing in Oakland Mills and Long Reach dates to the 1960s and 1970s, split levels and townhomes with finished or partially finished basements that haven't been touched since the original build.
Those basements tend to have low ceilings and older subfloor systems, so bringing one up to a usable rec room or extra bedroom means dealing with what's already there rather than starting from scratch. Flooring throughout these homes has usually gone through at least one carpet to laminate transition already, and a lot of owners are now moving to LVP for the durability with kids and pets in the mix.
